If you're a first-time homebuyer, contact lenders in your state to see if there are special programs available to you. The Federal Government also offers a special program for first-time homebuyers called HUD, which stands for Housing and Urban Development. The HUD program allows homes to be sold through real estate agents, with lower down payments than required by most conventional lenders. If you are interested in a HUD home, you should contact a real estate agent. They will assist you in the first step, which is qualifying for a loan under the program. Typically, you will be approved for a loan of up to three times your annual salary, and you should be able to demonstrate a good credit record. The agent will show you homes in your price range. If you are ready to purchase, the agent will enter a bid on a home for you. If you give the highest bid for that home, you will be awarded the sale. These bids take place once a week, and if you bid, you must be prepared to immediately pay the down payment and take possession of the home.
